  • Building Setouts

Having your building set out by a surveyor will save time and cost – and will avoid any unwanted problems later on.
The consequences of building a house in the incorrect position are disastrous and very expensive.
Council will require a certification from a Surveyor to show that it has been setout in the correct position as per the building consent.
We will pre-calculate the house position and setout points before coming to the site. That way we will have the positions pegged quickly and accurately once on site.
We also prepare a laminated plan clearly showing the pegged positions and dimensions around the perimeter of the building.

  • Height to Boundary

We are very experienced and capable of providing Height in Relation to Boundary and Maximum Height Certification(s) for any building or structure.
Council always require one (or both) of these certifications in order for the  new house or addition to be signed off.
And often, if a building is designed close to (or over) the limits, a check on these items is required at building consent stage.
Infringements to both Height to Boundary and Maximum Height are often applied for and granted in a Resource Consent.
These infringements are usually limited to specific amounts, and therefore extra care must be taken not to exceed these infringements. We can check and certify these both before consent and when the building is at a “framed up” stage. That way if there are any issues they can be remedied at this stage.

  • As-Built Surveys

An As-built survey is an accurate record of and civil works that has been undertaken. Including Public Drainage, Roading, Driveways & Services as well as some structures.
Council requires an as-built plan to be completed by and sign by a Licensed Cadastral Surveyor.
All aspects are recorded and co-ordinates are recorded and supplied.  Council then use this information to update the councils database of public assets – as shown on council GIS.

  • Rentable Areas

This involves internal measurements of buildings, usually commercial, which are leased or rented.
Measurements, and subsequent area calculations, are carried out using the “Guide for the measurement of Rentable Areas (Revised March 2023)”, by the Property Council and Property Institute of NZ.
This guide replaced the “Boma/Pleinz” guide and you will often hear these surveys referred to as “Bomas” because of this.
A floor plan with areas is produced which can be used for rental assessment purposes.
