This two lot subdivision was undertaken to create a vacant site behind an existing house.
Creating a vacant site like this requires driveway access and services to be provided for the new site.
This particular site also backed onto a narrow stream so as part of the consenting process flood assessment was undertaken to determine possible water levels in major storm events, therefore a dwelling proposed on this site needs to be built above a pre-determined level.
A street tree also need to be removed to allow for access, so a consent was gained from Auckland Transport for this.
